What is a master-planned community?

It is a community for which every element and consideration is carefully planned from inception. The master plan specifies the boundaries of the community, location of residences, and mix of residential, commercial, recreational and common area development. For homeowners, this means having a clear vision of the completed community upon purchasing a new home.

Who are the builders?

Four of America’s premier home builders have assembled to bring the TrailMark vision to life.  Dream Finders Homes, Drees Homes, Lennar, and Richmond American Homes offer a wide variety of home styles and floor plans designed to meet the needs of today’s busy families.

What are the home prices in TrailMark?

Currently, TrailMark offers a range of homes from the $300s to the $900s from five nationally-ranked builders.

What are the homes like in TrailMark?

The community offers homes in a range of one- and two-story floorplans. There is truly something for every family at TrailMark, with 49 floor plans from just over 1,600 to 3,700+ square feet.

Are there model homes I can look at in TrailMark?

Yes!  Visitors are welcome to tour all 6 model homes at TrailMark.  Each model is open daily.  Plus, visitors are always invited to stop by the Welcome Center for a tour of the amazing amenities at TrailMark.

Do I need to make an appointment to visit a model home?

You do not need to make an appointment. Most model homes are open Monday – Saturday from 10am to 6pm and Sunday from 12pm to 6p. If those hours are not convenient for you, an appointment can be made with one of our New Home Consultants (link to contact form). You may also schedule time for a personal virtual tour of any model home within the community.

Amenities Questions

Does TrailMark have a lifestyle director?

Yes, Stephanie Douglas is the full-time Lifestyle Director who actively organizes social events, parties, club meetings and community gatherings throughout the year. TrailMark residents enjoy a full calendar of fun events and activities for the whole family.

What are the TrailMark amenities?

TrailMark offers a resort-style pool, a lap pool, fitness center, lakeside camp house, sports courts including pickleball, basketball and sand volleyball, play field, dog park, playground, kayak launch, and of course, one of the best biking/running/walking trail systems around – all reserved for the exclusive use of TrailMark residents. How many trails does TrailMark have?

TrailMark’s award-winning trail system offers thirteen trails, covering more than ten miles throughout the community.

Is TrailMark a natural gas community?

Yes, TrailMark has teamed with TECO Energy to offer homeowners the convenience, efficiency, and savings of natural gas as a clean alternative to electric energy.  TrailMark residents utilize natural gas for their water heaters, heating and gas fireplaces, stove tops, summer kitchens and more.  Talk to your builder about the features and benefits of living in a natural gas community. 

What internet and cable providers are available to residents?

The community is equipped with the latest fiber-optic internet and cable connectivity lines from AT&T and Comcast. Residents are also free to subscribe to other providers if preferred.

Can I reserve amenities for special events?

Of Course! TrailMark’s Lakeside Camp House offers the perfect location for a get-together with family or friends. Residents should contact the TrailMark Welcome Center at 904.940.0687 or email Stephanie Douglas at Hello@TrailMarkLiving.com for more information.

Are TrailMark trails open to the public?

The TrailMark trail system is reserved for the use of residents in the CDD. Guests are welcome if they are accompanied by residents.

Are classes held in the fitness center?

Is TrailMark a gated community?

TrailMark does not have restricted access. Reverie, the Active Adult community within TrailMark, is gated.

Where is the kayak launch for the waterways?

The Landing at Six Mile Creek is located on the western edge of the community, with a residents-only boardwalk access to the water, including steps and an easy in-out kayak launch dock.

Community Guidelines Questions

What is an HOA?

At TrailMark, the Homeowners Association (HOA), is accountable for enforcing the deed restrictions and overall neighborhood conditions and regulations.

Does TrailMark have an HOA?

Yes.  Real Manage is the HOA management company for TrailMark.  The Community Association Manager for TrailMark is Alex Boyer who can be reached at 877.221.6919 or by email ABoyer@evergreen-lm.com for more information about HOA responsibilities and deed restrictions.

What is a CDD?

A community development district is a local, special-purpose government framework authorized by Chapter 190 of the Florida Statutes, defined “as an alternative to municipal incorporation for managing and financing infrastructure required to support development of a community.”

Is there a Community Development District (CDD) at TrailMark?

Yes, the CDD for TrailMark is registered as Six Mile CDD and is administered by Government Management Services.  For more information on the benefits and responsibilities of the CDD, please click here

Are golf carts allowed within the neighborhood?

TrailMark is not registered as a golf cart community.  Residents may use registered, licensed and properly equipped Low Speed Vehicles (LSV) on roadways within TrailMark.  Carts are not allowed on sidewalks or multi-use paths.  Click here to learn more about golf cart safety in St. Johns County.

Am I allowed to store a boat or RV in TrailMark?

The community does not allow the storage of boats or RVs within the community per the HOA guidelines. Although there are a variety of storage facilities located within a short drive from the community.

What schools would my children go to?

The schools zoned for students living in TrailMark are Picolata Crossing Elementary School, Pacetti Bay Middle School and the brand new Tocoi Creek High School. To learn more about the St. Johns County School District, click here.

St. Johns County schools are consistently ranked among the top 5 districts in the state of Florida by various rating agencies. With exceptional graduation rates, proficiency scores and a wide range of extracurricular and athletic activities, area schools offer great opportunities for students of all ages.

What shopping centers are in the area?

TrailMark is conveniently located in the heart of St. Johns County with a range of grocery stores, specialty shopping and service businesses within a 3-mile radius.

What restaurants are in the area?

From fast food to fine dining, St. Johns county offers everything from on-the-go meals to special-occasion feasts. And TrailMark is just 30 minutes from St. Augustine, named The South’s Best Food Town in 2019 by Southern Living Magazine.

What is the closest hospital in the area?

TrailMark is served by Baptist South and Flagler Hospital, with a range of urgent care, specialty clinics, and primary care providers nearby.

How far is TrailMark from the beach?

The sand and surf of St. Augustine Beach is a short, 20-mile drive from the heart of our community, with a range of other Atlantic beaches just a bit farther.

How far is TrailMark from downtown Jacksonville and St. Augustine?

St. Augustine is 15 miles from TrailMark, and the heart of downtown Jacksonville is 35 miles north of the community.

How far away is the Jacksonville airport?

Jacksonville International Airport (JAX) is 48 miles from TrailMark, with the Northeast Florida Regional Airport in St. Augustine a short 15-mile drive away.
